Neighborhood
Housing Services of Fort Worth and Tarrant County can
help first-time homebuyers finance a home anywhere in the
county. Loans
are often at or below existing market rate, and approval
is flexible based on non-traditional credit and/or commitment
to credit rehabilitation. We'll help you
find the best program for you and your family. Often our
banking partners may have competitive rates and more flexible
programs according to your needs.
NHS
currently offers low rates to buyers who are
at or below 80% of area median income (AMI)
and has a variety of programs for households up
to 120% of AMI. Depending on where you buy, down payment and
closing cost
subsidies may be available. We've
partnered with Colonial Savings, Texas Bank, Wells Fargo, and World
Savings
for rates as low as 5.95%. We also have a program for undocumented workers who are using their Individual Tax Identification Numbers rather than a SS#.
NHS
can also do low interest second mortgages in cooperation with
the lender of your choice. These are short term, usually five
to 10 years, and available just to make that special home completely
affordable.NHS
can lend anywhere in Fort Worth for disability
modifications. With loans as low as 2% we'll assist
with standard ADA adaptations. 
And,
we'll help you with more than just financing. Our construction
specialist will assess the needs,
assist you with specifications, and
prepare cost
estimates. We'll
help you obtain bids from City-approved contractors and and assist
with procurement of goods and contracting services. NHS will
monitor the construction and insure your work is on budget and
on schedule.

you're eager to rehabilitate an older home in one of our
target neighborhoods or in a Model Blocks area or Neighborhood
Empowerment Zone, NHS has sliding scale, very low interest
rates for purchase-rehab, refinance-rehab, or home improvement.
Or if you've found a home in an historical neighborhood which
needs specific preservation changes, NHS can lend at below
market rates. |
